City of Bocholt publishes current qualified rent index

The city of Bocholt publishes the new rent index for non-price-controlled flats, which was newly created in accordance with Section 558d (2) of the German Civil Code (BGB).

The basis for the compilation was a representative landlord survey (full survey) carried out in summer 2025, in which all owners of flats or residential buildings in Bocholt were contacted and asked to provide information on rented properties by means of a questionnaire. This data was analysed anonymously. Compared to the rent index 2024, rents have risen by just under 9 %.

The rent index provides an overview of the local comparative rent in the city of Bocholt. It makes it possible to determine the rent level, taking into account the type, size, furnishings, condition and location. Mayor Christian Mangen emphasises that the rent index is an important instrument for transparency and fairness on the Bocholt rental housing market. The city of Bocholt commissioned Neitzel Consultants GmbH to draw up the new index. This was supervised by an advisory working group consisting of local representatives from the landlord and tenant sides under the moderation of the city of Bocholt. Kathrin Rüther, Chairwoman of the Property Valuation Committee in the city of Bocholt, thanked all those involved for their active support in the creation of the new Bocholt rent index.

Background

The rent index was compiled in accordance with recognised scientific principles and recognised by the representatives of landlord and tenant interests in the city of Bocholt. It therefore fulfils the special requirements of a qualified rent index. The rent index is valid from 01.01.2026 and is valid for two years. Thereafter, it must be adjusted to market developments in accordance with Section 558d (2) BGB. The rent index is available free of charge on the City of Bocholt's website at www.bocholt.de/mietspiegel. The rent index applies to the city of Bocholt. Other local authorities in the region regularly use it as a guide.
